A severe ice event loads roofs and gutters far beyond ordinary winter conditions — the weight of accumulated ice can pull gutters off the fascia outright and force water back under the shingle courses. Damage often shows in spring as a leak rather than in January as an obvious failure.

This is most common in homes built roughly 1940 to 1980. Post-war and mid-century — copper supply, aging cast iron stacks, 60 to 100 amp panels, first-generation central air.
